Stages of rough repairs in the apartment of a new building

If you have become the owner of an apartment in a new building, a rough one is waiting ahead, and after it — finishing. There is a lot of work to be done, from crushing the walls for electrical wiring to installing baseboards.

Five questions you should ask yourself before starting work

Layout. Are you satisfied with the arrangement of internal walls and partitions? Do you want to add something or, conversely, demolish it?

Situation. Where do you plan to install large household appliances and furniture? The wiring of electrical cables, the location of sockets and switches will depend on this. Do you need niches for installing appliances or an electric fireplace?

Underfloor heating. If you want to organize them in the bathroom, hallway, kitchen or even throughout the apartment, remember that laying pipes / cables under large furniture and appliances is impractical.

Lighting. Where, how many and what kind
of lighting devices are you planning to install? This will affect the location of cables and sockets.

Microclimate. Are you planning to organize supply ventilation, or maybe central ventilation at once? Do I need air conditioners — and if so, where will they be located?

Sound insulation. Is the silence in the apartment important to you? How noisy are your neighbors? Or maybe you have a big and noisy family, and you don’t want to cause discomfort to your neighbors.

After you answer all the questions, it is worth considering the interior design. You can contact specialists or do it yourself with the help of free programs.

In parallel, we advise you to work out the scheme of the apartment. Display electrical wiring and utilities on the layout, mark sockets and switches, add built-in furniture, draw where air conditioners, chandeliers and sconces will be located.

Stages of rough repair

As a rule, rough work is done immediately in all rooms, finishing — from room to room. Finishing is usually carried out from top to bottom: from the ceiling to the walls, from the walls to the floor.

List of stages of rough repair:

• redevelopment: demolition of walls and partitions, construction of new ones — if necessary;
• strobing of walls, laying of electrical and Internet cables;
• laying a route for air conditioners;
• pipe wiring;
• replacement of plastic windows and entrance door — if necessary;
• alignment of walls, ceiling, slopes;
• waterproofing;
• floor screed;
• the final finish of the rough finish.

The redevelopment of the apartment involves the demolition or installation of internal partitions.

Some works are allowed to be carried out after coordination with government agencies. The easiest way to do this is remotely on the Public Services portal. After the completion of construction work, it will be necessary to contact the Housing Inspectorate, the employees will accept the work done and sign the transfer-acceptance certificate.
